344-350 Old Brompton Road is a small Build to Rent Scheme delivering 51 high quality homes for rent for local people at a range of affordability including nearly half as affordable housing.

There is an undeniable need for new affordable homes in RBKC. In 2018/19 no affordable homes were delivered in RBKC , while in the same year the Council approved 314 homes in major planning permissions (10 units +) of which only 14% were affordable.

Our proposals will help RBKC to deliver the new affordable homes that the Borough dearly needs.

Our Affordable Housing Offer:

  • Nearly half of our homes are affordable – We are providing 23 affordable homes (including the seven units from the previous Tournament Pub consent), 45% of the total homes / floorspace or 49% of the total habitable rooms.
  • Our affordable homes comprise a mix of sizes - A quarter of the affordable homes (36% by habitable rooms) are for larger families - i.e. 3 bed or larger.
  • Our affordable homes are genuinely affordable to local residents – The affordable homes will be provided at a range of affordability.
  • More than half of the homes will be provided at the lowest London Living Rent (LLR) level in the Borough or lower.
  • The affordable homes will be at significant discounts, starting at just 16% of market rent up to 70% of market rents or capped at a maximum rent per week of £321 including service charge whichever is lower.
  • Rents start at £181 per week for a 1 bed and we have a 4 bedroom home with its own private amenity space that will be provided at a rent of just £214 per week.
  • One third of households living in Earls Court ward will be able to afford our homes but none of these could currently afford housing on the open market and will never qualify for Social Rent tenure so will be forced out of the borough.
  • Affordable homes prioritised for local residents - Nominations to the affordable homes will be 100% through the Council. We have also committed to work with the Council to seek for key and essential workers with a local connection to be prioritised pending the outcome of the Council’s current pilot.
  • Retained affordable in perpetuity - Our affordable homes will be guaranteed to remain as affordable housing throughout the lifetime of the development via Section 106 legal agreement.
  • One unified scheme - Our affordable and private rent homes will be operated under unified ownership and management, will offer longer tenancies i.e. three years or more to all tenants and have been designed to be tenure blind and inclusive ensuring all residents have access to onsite amenities.
  • Full policy compliance - Build to Rent is positively supported by the Council and our proposals comply fully with all of RBKC and GLA planning policies.
